Who is Go’Bolig?

Go’Bolig is your landlord, and we are responsible for viewings, tenancy agreements etc. As a new tenant, you will be in discussions with us until you move in and again from the day you decide to terminate the lease.

Who is Newsec?

Newsec is the dwelling’s administrator. You need to contact them if you have any questions about rent, payments etc., while living in the dwelling. It is also Newsec, to whom you must sent the defect list within 14 days after the moving-in inspection. If you discover any faults or defects after the 14 days, you should contact the caretaker. 

Faults and defects
Whom should I contact about faults and defects?

If you discover faults and defects during the first weeks, you must write them down on the fault and defect list, which you send to Newsec. You must do this no later than 14 days after the moving-in inspection. If any faults crop up after 14 days, you must contact the dwelling caretaker directly to assess whether the faults should be rectified.

What is a 1-year and a 5-year review?

1 year and 5 years after the dwelling’s construction, the dwelling’s building experts and main contractor conduct a review, in which they examine faults and defects in the dwelling (e.g. loose tiles, leaking joints, subsidence etc.). Before the review you will be provided with a fault and deficiency list, on which you will note any faults and deficiencies in your specific dwelling. These are forwarded to the dwelling’s building experts and main contractor who will inspect your dwelling and go through the items on the list. They then judge what damage needs to be rectified.

Often you do not need to be at home on the day of the review - they just need to borrow your key. Handing over the key is agreed individually.

Making changes and responsibility
May I make changes to my dwelling?

Making changes to your dwelling is permitted, if, when you move out, the dwelling can be 100% restored to its original state with no sign of change. You are personally responsible for the restoration, and the dwelling must be in the same condition when moving out and moving in.

Do I have an obligation to maintain the dwelling?

You are responsible for internal maintenance, which means that you are responsible for ensuring that walls, ceilings, woodwork and floors are in good condition. Similarly, you must make sure you continuously keep white goods in a decent state and well maintained.

Internal maintenance obligation usually means that, when vacating the dwelling, you must at least paint the walls and varnish the floors. If you choose to refurbish the dwelling yourself, the work must be of a high standard. The refurbishment must also be completed before the moving-out inspection.

Most people choose to let us take care of the refurbishment. In this case, the refurbishment takes place after the moving-out inspection. In this case, you just need to make sure that the dwelling is emptied and cleaned before the inspection. 

Termination and moving out
How do I terminate my lease?

You terminate your lease by sending notice to Newsec 3 months before the date on which you wish to move out. If you wish to move out before, we will be happy to try and rent out the dwelling at a date prior to the official moving-out date. If we succeed in re-renting the dwelling, you will receive the rest of the rent you paid in advance. If we do not succeed in renting out the dwelling before the date, you will be liable for the dwelling for the 3 months after your notice of termination. That means we will not refund the rent you paid in advance.

How does re-renting work?

As soon as Newsec has received your termination, you will be contacted by Go’Bolig about viewings for new, potential tenants.

NB! You are obligated to make your dwelling available for viewings, cf. Section 97 of the Danish Rent Act.

 

What does my refurbishment obligation entail?

You can expect a settlement of accounts 6-8 weeks after the moving-out inspection.
